Even if your roof is currently under a manufacturer’s warranty, it is still important to consider employing a
roofing contractor to perform regular preventive maintenance. There are several roofing dilemmas that are typically excluded from a manufacturer’s warranty.
Common Warranty Exclusions
Damages Caused by:
- Acts of nature, such as lightning, wind, hail, earthquake, etc
- Deliberate or negligent acts of the owner
- Unauthorized repairs made by roofing repairmen or contractors not properly authorized by the roof system manufacturer
- Structural defects or movement in the building or substrate
- Movement of sheet metal work used in conjunction with the roof system
- Addition of HVAC equipment, electrical lines, antennas, signs or any other items which may be installed using methods not approved by the manufacturer
- Leaks through pitch pans

Typical Preventive Maintenance Repairs Include:
- Deteriorated caulking at counter flashing, penetrations, edge metal, etc.
- Damages at lapped metal joints, including gravel stop and wall coping joints
- Pitch pan filler shrinkage
- Trash and debris removal (excludes major debris such as trees)
- Minor wrinkles, splits or holes in roof system
- Debris or loose clamping rings at drains
The Thomas Roofing Preventive Maintenance Commitment
If during our inspection we discover serious problems, such as wind or structural damage, our maintenance team provides a description of the problem and an estimate for repairs. If we believe the problems should be covered under a manufacturer’s warranty, we provide the information you need to notify the manufacturer according to the procedures set forth in the warranty. Upon completion of each inspection and/or service call, the Thomas Maintenance Team provides a report describing roof conditions and the work performed.
